Why did the homebuilder stocks rise today?

June 2, 2010 - 5:07 pm 2 Comments

KB Homes, Home Depot, Lowe’s, and Pulte Homes rose on a down day in the stock market. Why did the housing stocks rise?

New home sales were higher than they have been in about 14 years.

Is my housing association liable for a burst boiler or the homebuilder?

May 31, 2010 - 3:00 am 6 Comments

I bought a shared-ownership property in July 2007. It was built by Barratts but my lease is through a housing association.
Unfortunately the boiler burst after 6 months and soiled lots of my goods which came to the value of £2000. This was due to the wrong valve being fitted by the heating and water engineers. Who is liable for this – Barrats or my housing association?? Help needed!! Thanks.

I would have to say the home builder. Not the association.

The home builder should have a warranty on there products that they used, such as appliances and heat and air.

Was this a new home?
Contact the home builder first then the association.

Is there any recourse against a homebuilder for selling high to you then lowering for others?

May 28, 2010 - 10:04 am 3 Comments

I bought a home in a brand new neighborhood after about 2 months the home builder decided to lower prices by almost 30 thousand dollars! Obviously this jepordizes my homes equity along with all the other people who bought in the neighborhood before the prices got lowered.

The laws will vary by state, but the builder can generally sell it for whatever someone is willing to pay. Nobody held a gun to your head when you made the purchase and your value will probably increase over time.

Can you request a homebuilder to pay closing cost?

May 25, 2010 - 4:14 pm 4 Comments

My current builder is KB home, can I negotitate for a builder to pay all closing cost?

Yes, I do it all of the time. They will not always agree, but you can usually get them to pay some. If you don’t ask then they will not offer. Especially now, I would make it a condition of the sale.

classic century homes(new homebuilder)built my home and 5 others below street level in tyler tx. is this legal

May 19, 2010 - 3:40 am 3 Comments

we have all have had drainage problems, and our backyards are unlevel even after they were releveled with dirt and sodded with st. augustine grass we all have holes in our yards and occasionally hear loud popping noises after 3 years of living in our houses, please give advice

Check city codes. I live just north of Fort Worth and here the city required home builders to build only above street level in 1973 I believe it was. Your city may have this code in effect also. We have some houses down at the bottom of the hill that were built before the code went into effect and they get flooded every time it rains.
