if you have a lake or pond in your basement, this is the perfect pump. but for most homes that pump is way oversized

We are currently building a home and the company building it (Newmark/Tousa) is dragging their feet. Originally, it was supposed to be done the end of Jan, now they are saying Feb. The contract says nothing about when the home should be done, so what can I do to make sure it doesn’t run past Feb?

You can either tell him to do his job. But if he still slacks off, then I think you should fire him & find a better one. It’s your choice.

Our builder, small builder, has known for over a year on some repairs that need to be done around our house, driveway replacement, regrading the yard to meet city standerds, and fixing the AC and today they told us they have remortaged their house and don’t even have money for the freeon for the AC. What can we do?

You can always bring a suit for judgment, but will have an extremely difficult time collecting on said judgment if the builder has no money. Your best bet might be to try to work with them on providing free labor while you cough up the monies for the materials involved.

Not a pretty scenario.

I believe it is KBH due to their debt and exposure in all of the worst areas of the country such as FL, CA, NV, AZ.

Whoever you think is absolutely, totally going out of business…short a homebuilder? Now? With the fed lowering rates to help them out? You " short" a high-flyer, not a dog!
Find someone that’s over-rated, not someone who’s beaten to a pulp already.

What is the difference between a homebuilder who holds deposits in an escrow account and one who is bonded?

I am in Maryland. The builders that are bonded still ask for a deposit it is just not escrowed.

these are 2 different things all together.
a bonded contractor simply has a surety bond (almost like an insurance policy, but mostly an insurance policy that the job will get completed to the satisfaction of the standard building codes and the contract you have with the contractor.

an escrow account is simply a trust account with a bank that your deposit is held in. this way you have the security of knowing the contractor hasn’t run off with your money, and the contractor knows when it’s time to get his money that it’s actually there.

you should find a contractor that uses an escrow account AND is bonded

How do I turn in a Homebuilder hiring illegal aliens?

I live in Pensacola, FL, and was laid off of my job of 6 years, because my boss has hired a subcontractor with illegal aliens. How would I go about turning them in?
Yes, I am sure that they are illegal. And I must say that I am appalled by some of your answers. Of course I am upset about losing my job just because an illegal immigrant will work for less-not doing near a good enough job. I want them turned in…PERIOD!

You should call the INS. However, they’ll probably do nothing except ask you a lot of questions. You could also try asking the local police and/or the district attorney’s office.

Another thing, if he’s hiring illegals, he’s probably not paying taxes or social security for them, so call the soc. sec. people at your local state dept.
